Pricing for Residential Conveyancing

We offer bespoke conveyancing services and a highly personalised service. We do not undertake high volume conveyancing or online conveyancing . The costs you will incur with us will comprise the sum we charge for our services (legal fees) and various other expenses (disbursements), such as Stamp Duty Land Tax and Land Registry fees.

Generally speaking we do not charge by reference to a set of standardised fees because we act for clients buying high end properties which have their own unique characteristics and issues. Fees and disbursements will depend on the type of property being bought or sold (whether freehold or leasehold). However, as a rough guide, the figures below give you an approximation of our fees. Disbursements

Disbursements are payments made on your behalf during the conveyancing process, such as Stamp Duty Land Tax and Land Registry fees. Many disbursements will be standard for all transactions, but dependent on the specific needs of the transaction some additional costs may be incurred.

Listed here are common disbursements to give you an idea of likely costs.

  • Land Registry searches – £3 per title.
  • Land Registry application fees are calculated on a scale from £20 – £910.
  • Stamp Duty Land Tax – calculated on a scale from 0% to 12% (+3% for additional properties)
  • Search fees – approximately £300 – £500.
  • CHAPs bank transfer fee – £30 + VAT per transaction.
  • Bankruptcy searches – £2 per name
  • Anti-Money Laundering checks and virtual ID verification – £5 + VAT per person.
